Terms & Conditions

The Rental Agreement is binding at time of your deposit. The terms and conditions in this rental are between you the guest and COSS-STJ LLC owners of Villa Nonna and described below as “Villa Nonna”.

By submitting a deposit, you are in agreement with the below stated terms and conditions as written below. If there are any questions/concerns of the below please email us prior to placing a deposit.

  • Payment
    • 20% at time of booking (non-refundable)
    • 80% 60 days prior to arrival + $2500 Damage Deposit + 12.5% USVI Hotel Tax
    • Failure to meet payment your reservation may be cancelled without notice
    • Credit Card/Check is preferred.
  • Check-in time is 3PM
  • Checkout time is 10AM Sharp!
    • Failure to checkout on time may result in partial loss of damage deposit.
  • Hurricane Policy
    • In the unfortunate event a hurricane warning is issued guests must vacate the house immediately. No refund will be provided as renters must purchase their own travel insurance to cover Hurricanes.
  • Cancellation Policy
    • All cancellations/request for changes must be made in writing.
    • If you cancel more than 60 days prior to your arrival date you will be refunded 80% of the total rent. The remaining 20% will be Villa Nonna as a cancellation fee.
    • If you cancel within 60 days to your arrival date Villa Nonna will retain 100% of your rent as a cancellation fee. If another guest rebooks your some of your dates than 80% of the booked dates will be returned to you and 20% will be retained by Villa Nonna as a cancellation fee.
    • Any returning funds will be sent within 30-60 days of official cancellation notice.
  • Damage Policy
    • A Damage $2500 deposit is required to cover any damages, missing items, additional cleaning (outside the norm), any charges to Villa Nonna, any noise ordinance complaints (10PM strict noise ordinance) which typically result in a visit by USVI Police, or excess/abuse of water supply. Any of the above could result in a loss of partial or full damage deposit.
    • The water supply of Villa Nonna is strictly based on rain with massive holding tanks (cisterns) located below the floor to keep a supply of water. There is a set of filters that the water supply goes through before it gets to sinks. But knowing this we ask you to please be mindful of water usage.
    • You also agree to pay Villa Nonna for any damages that are caused above and beyond the damage deposit amount if such damages occur to the property which are caused by you and your guests.
  • Liability
    • Villa Nonna assumes no responsibility for accidents, injury, delays, or irregularity from any transportation methods to and from Villa Nonna. All providers of such transportation operate independently from Villa Nonna this includes even if they are arranged and paid by Villa Nonna.
    • All guests are responsible for Villa Nonna during rental period. Guests must lock windows and doors at all times when not on the property. Secure all valuable personal belongings in the safes provided.
    • Villa Nonna reserves the right to refuse any rentals.
  • No Pets
    • No pets are allowed without written approval from Villa Nonna.
  • Complaints/Maintenance/Staff
    • Villa Nonna and staff will make every effort to keep the villa and supplies in good working order. In case of a maintenance issue we will make every attempt to resolve the issue as quickly as possible. As with any house things happen however such failures will not result in any type of refund or rate adjustment. This includes any supply of electricity issues. Villa Nonna does have a backup generator as well to help with this issue. Guest’s should immediately report any problems/damage to Villa Nonna Property Managers 24 hours a day.
    • Villa Nonna’s property managers and subcontractors may enter your villa to perform any repairs necessary. We will try our best to give you advanced notice.
  • No Drugs
    • Villa Nonna’s property managers and subcontractors may enter your villa to perform any repairs necessary. We will try our best to give you advanced notice.
  • No Smoking Inside
    • Will result in loss of entire Damage Deposit
  • Keys
    • When departing you are responsible to leave the keys where the property manager informs you to leave them. Failure of this will result in a $100 deduct from damage deposit.
  • Number of Guests
    • No more than 10 people are allowed to stay on the property and no more than 15 people can be located on the property at any given time. This means No House Parties which would result in immediate eviction and forfeiture of rental payment and damage deposit.
    • Any additional guests without written approval may be evicted immediately with forfeiture of rental payment and damage deposit.
    • Exceptions will be considered for small children by request and if granted will be given written approval from Villa Nonna. Any additional guests may result in additional charges per person per night.
  • Rates and Information
    • Villa Nonna’s rates are subject to change without notice.

If any disagreements come from this rental agreement, the laws of the United States Virgin Islands shall apply and the prevailing party shall recover its costs, expenses, and reasonable attorney's fees.

This Rental Agreement becomes binding when you send us your rental deposit. Your sending of the deposit is your acceptance and agreement to these terms, conditions, limitations, and restrictions as written.
